"SOME VERY IMPORTANT TIPS" - When listing your home. Real Estate Market Center truly believes that the most crucial part of selling your home is listing your home at the correct price from the start. A correctly listed home is by far the most paramount factor in the successful sale of your home. Overpriced homes are right at the top of the list, why homes don't sell, and listings expire. All the advertising and marketing in the world will not sell an overpriced home. It will only work against you! Overpriced listings do not sell for more; statistically, they do the exact opposite. When listing your home for sale, keep in mind the following conditions could drive up a not so creditable suggested list price or value.
1. The pressure for agents to perform and provide listings for their Brokerage firm.
2. Competition among agents for your listing (overpricing the property and encouraging a higher list price to win your listing happens far too often).
3. Inexperience in analyzing current market data. (This is rare, a few agents may view the data differently but, they should all arrive at a similar suggested list price.
A seller should never list their property based just on the highest suggested price provided by an agent. Many times the agent will only convince you later to lower your list price. Time is the enemy when selling a home. The excitement of a new listing on the market only lasts for about 2-3 weeks. The last thing you want to do is overexpose your property for too long at too high of price. I refer to this as "tainting the product.

In this market, a good Real Estate Agent or Broker is essential. This market can be difficult for Sellers to decipher between all the multiple offers which ones are the best.
During an extreme seller's market, it is essential to have real estate financing experience. Knowing the loan programs and their guidelines will help to qualify the buyers. (Especially if they are offering more for the property than the appraised value will bear). Financing experience and the knowledge of loan programs and their guidelines are necessary to make the proper changes to the purchase offer as needed. In a hot Seller's market, it often requires the purchase offer to be modified. These modifications often require using special addendums, amendments, and clauses to the purchase contract. In a Seller's market, qualifying the buyers and minimizing the contingencies is essential in securing the highest and best offer and ensuring a successful closing. (This is best to leave to an experienced Real Estate Broker or Real Estate Attorney).
